Today, any customer can open ChatGPT, Gemini, Claude, or another similar tool and ask questions that, not long ago, would have been asked directly to a consultant. 

  • "How much is my house worth?" 
  • "What is the best zone to buy?" 
  • "How can I negotiate this property?" 
  • "What questions should I ask before selling?" 
  • "Who are the best real estate consultants in this area?" 

And, in a few seconds, he receives an answer. Not always right, not always complete and not always adjusted to the reality of the Portuguese market, the street in question, the real state of the property or the emotional context of that family. But he gets a response, and that already changes the conversation. 

Not because AI will do your job for you. It doesn't. He doesn't enter a house and realizes that the light in the room is worth more than it seems in the photographs. He does not feel the discomfort of a salesperson when he realizes that the value he imagined does not correspond to the market. You don't notice a buyer's hesitation when they're about to make a life-changing decision. 

Still, do something that many real estate agents underestimate: it forces you to be clearer. 💡

Because, if your answer is the same as what a tool can generate in ten seconds, the customer will start to wonder where your true value is. 

  • "I know the market well." 
  • "I have many years of experience." 
  • "I do personalized follow-up." 
  • "I'm very dedicated." 

All of this may be true, but it can also be said by anyone. And when everyone says the same, no one stands out.

It is the one who uses it to save time, think better, communicate more clearly and serve their customers better, without losing what continues to make the difference: criteria, presence, human reading and the ability to lead difficult decisions. 

Although today's customer may arrive with more information, that does not mean that they arrive more safely. Often you arrive with more doubts, more comparisons, more opinions, more "I read this on the internet" and more ready-made answers on your cell phone. 

And that's where your role becomes even more important. Not to compete with AI, but to do what AI cannot do, which is to transform information into trust.

So, the real question is no longer: "Will AI replace real estate consultants?" The question is another: when the client comes to the conversation full of comparisons, simulations and half-made certainties, will you be able to show him the value that only you add? 

👀So, how can you use AI without becoming replaceable?

1. Use AI to better prepare conversations, not to shy away from them 
Before a meeting with a salesperson, you can use AI to organize ideas, predict difficult questions, or prepare simple ways to explain a technical topic. 
For example, you can request: 
"It helps me explain to an owner why it's risky to put the property above market value, without sounding aggressive." 
This can give you a first base. Then the final conversation has to be yours with your tone, your experience and real examples from your area.  AI helps you rehearse, but you are the one who builds trust. 

2. Transforms data into phrases that the customer understands 
The problem with many market reports is not the lack of information, it is the excess of cold language: average price per square meter, average time of sale, available supply, evolution of demand. All this matters, of course. But the customer wants to understand what this data means for his life. 
Instead of just saying "the market is having greater absorption in this area", you can explain: 
"Today there are fewer properties similar to yours for sale in this area, and that gives us an interesting margin, as long as we enter with the right price." 
AI can thus help you simplify an explanation or transform technical data into a clearer message. But you are the one who knows what deserves to be said, when it should be said and how the customer will receive that information. 

3. Create content that shows how you think
AI can generate publications on "5 tips for selling a house". The problem is that these publications all sound the same. What she can't easily copy is your way of observing the market, analyzing a situation and conducting a decision. 
Share real situations, without exposing customers. Show decisions you've made. Explain mistakes that you usually avoid. Talk about the questions you hear in meetings. Show how you analyze an area, a visit, a proposal or a negotiation. 
For example: 
"This week, in a meeting with an owner, we talked again about a common question: is it better to test a higher price and then lower it? The short answer is: almost never. The useful answer is this..." 
This is content with criteria. It's not just information, it's applied thinking. 
And that's what makes a real estate agent memorable. 

4. Strengthen your online presence before someone else comes to you
Increasingly, the customer researches before contacting. You can search for your name on Google, look at your Instagram, read reviews, or ask an AI tool who you are, what you do, and if there are any signs of trust associated with your name. 
If almost nothing appears about you, the opportunity weakens. If an unclear, inconsistent, or overly generic image appears, too. 
Start with the basics: search for your name as if you were a client, see if your contacts are up to date, review your bio, confirm that your networks show the type of real estate consultant you want to be, ask for testimonials from satisfied clients and post content linked to your name, to your area and your way of working. 
You don't need to look famous, you need to look trustworthy, clear and present. 

5. Don't let technology take you away from the essentials 
There is a curious irony in all this: the more technology appears, the more valuable human conversations well done become. The right call, the right question, the well-conducted visit, the meeting at the table with a salesperson, the simple explanation in a moment of doubt, the calm presence when the customer is unsure.

🚀 AI speeds up tasks, organizes ideas, helps you communicate better. But it never replaces a relationship built with time, seriousness and attention. And the market will increasingly separate consultants who only repeat information from those who know how to interpret, decide and guide.
